“Meticulously considered design with a leafy views across the treetops”

This playful one-bedroom apartment is on the top floor of a grand Victorian townhouse in Kilburn, north-west London. Thoughtfully conceived by the current owner, it celebrates natural materials and exquisite craftsmanship. The apartment also has a communal south-facing garden and is a short walk from Kilburn Station, as well as the restaurants, cafés and shops in Queen’s Park.

The Tour

Beautifully updated, the apartment has been finished with flair and precision. Solid oak Cumbrian flooring grounds throughout, chosen by its current owner for the pippy knots that pepper the boards. Steel column radiators beneath double-glazed windows emit warmth in each room.

Entry is to a wide hallway. From here is the living space; set within the eaves, its gently sloping ceilings add charm and subtle delineation between the sitting and dining areas. A fireplace housing a Charnwood wood-burning stove creates a focal point, and a triple-paned casement window means that light spills effortlessly into the room.

Pops of Corbusian-esque sunny yellow cabinetry add a cheery feel to the kitchen. Bespoke joinery by Otis Poole Evans has been cleverly conceived on either side of a large casement window and is paired with Danish Reform cabinetry. A slick stainless steel splashback and shelving by Cavendish Equipment bring an industrial aesthetic into the space.

In the bedroom, large sash windows face trees that create a sense of peace and privacy. The delightful bathroom has both a separate shower and bath. Striking lawn green and milk-white Brasila tiles have been used to deft effect alongside Fantini Rubinetti fittings. Large Velux windows in the double dormers bring a south-facing light into the room. Generous eaves storage is accessed from here.

There is also off-street parking.

Outside space

There is a communal south-facing garden space in the front, with plenty of scope for cultivating plants and room for an outdoor dining set.

The Area

Treelined and quiet, Chatsworth Road is near the green spaces of Brondesbury and the bustle of Kilburn High Street. There are excellent local amenities in the surrounding area, from the Queen’s Park Farmer’s Market every Sunday, to the host of independent shops and restaurants found on Salusbury Road. Local favourites include The Salusbury Winestore, a pub and neighbouring deli, Michiko Sushino, an informal Japanese restaurant, and Nautilus, London’s best-kept-secret fish and chips takeaway.  Queen’s Park Books is a 20-minute walk away, while the internationally respected Kiln Theatre, 10 minutes away on foot, has a cinema as well as an excellent café for coffee and pastries.

The expanse of Queen’s Park is under a 20-minute walk and has tennis courts, pitch and putt golf as well as a Victorian bandstand. It is the ideal place to meander after picking up a coffee at the nearby Gail’s. Alternatively, a 20-minute Overground ride takes you either to Hampstead Heath for hiking and pond swimming, or in the other direction towards Kew Gardens and the idyllic Petersham Nurseries.

There are plenty of transport links close to the apartment. Kilburn Underground (Jubilee line) is a four-minute walk, while Brondesbury Overground is six minutes. There are also a lot of buses heading into central London and a cycle lane.
