“Bright, crisp and airy living spaces”

This spacious two-bedroom apartment sits on the top floor of a handsome, Grade II-listed Georgian villa between Oval and Stockwell. Inside, grand proportions are married with modern touches that unify its light, interconnected living spaces. A large communal garden unfolds at the rear, with a handful of green public spaces close to the Vassall Road Conservation Area that the apartment sits within.

The Tour

The grand, stucco and brick house is set back from the leafy, quiet Vassall Road. Opposite lies St John The Divine Church, a handsome, Grade I-listed Gothic Revival church. A concrete path at the front leads up to the black-painted front door via a set of broad steps with an iron hand rail on each side. The entrance to the apartment is at the top of a light-filled shared stairwell.

Inside, a recent renovation has reconfigured the layout to make the most of the home’s generous period proportions, instating a strong sense of flow throughout. Contemporary is seamlessly paired with old: restored sash windows sit harmoniously with new internal doors and marmoleum floors by Forbo that bring acoustic and thermal insulation.

A pared-back scheme allows the space to breathe. Deft use is made of use of a soft, neutral palette with soothing grey flooring underfoot. From the hallway, double doors open into a spacious living room. Light streams into the restful space at the front of the plan through two wide sash windows. Period column radiators stand beneath the windows, while plywood shelves allow smart storage for books or display space for vases. Behind a blue curtain is a large, shelved storage area.

The current owners have positioned a dining table next to the kitchen doorway from the living room. Here, a bespoke freestanding kitchen with appliances and plywood shelving is arranged in a galley style around a large sash window. A red vinyl floor provides a jolly pop of colour.

There are two bedrooms positioned at either end of the hallway, both with views over the communal gardens and trees beyond. A white-tiled bathroom houses a bath conveniently fitted with an overhead shower.

Outside Space

There is a rear door to the green lawned communal garden, which stretches along the length of the terrace. Additional access for residents is available from a locked gate at the side of the house.

Wonderfully generous, the garden has multiple spots for dining and barbecuing. The billowing canopies of mature trees provide shady spots to sit and read beneath during the warmer months.

The Area.

Situated near the busy hubs of Oval, Camberwell and Stockwell, the apartment is well-positioned to explore the excellent pubs and cultural attractions that south London has to offer. For pubs, The Canton Arms, The Fentiman Arms and The Prince of Wales are favourites among locals.

The famous Oval cricket ground is close by, along with other attractions including the farmers’ market at St Mark’s, a smaller rival to Borough Market. Camberwell Church Street is also within walking distance and has an excellent selection of independent restaurants, cafés and delis, including The Daily Goods coffee shop, Theo’s Pizza, the esteemed Toad Bakery, and The Camberwell Arms. Local favourite the Grove Lane Deli is hugely popular for provisions along with Gladwell’s Grocery.

This corner of south London has traditionally been home to lots of creatives; the studios of Anish Kapoor, designed by Caseyfiero Architects, and Raqib Shaw, are both nearby; South London Gallery, designed by 6A Architects, is a brisk walk or bus ride away too. The iconic Jazz live at the Crypt puts on consistently excellent shows every Friday night.

There are several green spaces to choose from: tranquil Mimi’s Gardens runs next to the apartment, while the manicured open space of the Grade II-listed Kennington Park is at the end of the road, around 10-minutes away on foot. The beautiful and Victorian Myatt’s Field Park has recently undergone a transformation into a welcoming community-run space with a commitment to biodiversity and naturalised grasslands.

There are many Ofsted “Good”-rated schools in the area, including St John the Divine Church of England Primary School, Christ Church Primary and secondary school St Gabriel’s College. Independent schools are easily accessible by bus or Underground.

The area is well-populated with transport options and is a short 8-minute walk to Oval Station (Northern line), along with excellent bus links into central and south London. There are good cycling and walking routes towards the South Bank, Soho or the Thames Path.
