“Light from lovingly restored sash windows ripples through the apartment”

This immaculate first-floor apartment in the heart of Highbury was the subject of an exacting renovation by its current owner. A series of refined interventions have elevated the space: bespoke Holte Studio cabinetry, Dowsing and Reynolds hardware and a magnificent Calacatta marble sink have been paired with a graceful colour palette that showcases the building’s exaggerated Victorian proportions. Almost equidistant from Clissold Park and Highbury Fields, Northolme Road is also within easy reach of Newington Green, Stoke Newington and Finsbury Park.

The Tour

Northolme Road is a tree-lined street made up of statuesque red-brick Victorian terraces. Located on the first floor, the apartment is reached via a bright shared hallway and staircase that reaches up to its private entrance.

On entry, the exemplary standard to which the apartment has been finished is immediately apparent. A sensitive restoration in keeping with the heritage of the building includes specialist sash window restoration, new period radiators and rewiring, with Sonos speakers and electrical switches fitted. A soft palette has been curated using Little Greene paint shades, while newly installed oak flooring is pipped with natural markings.

The generous living room occupies the front, where two windows – one a large bay window with original stained glass – draw in plenty of light. Built-in shelving and storage sits in the alcoves at either side of a reclaimed red fireplace, a dramatic focal point that offsets the otherwise neutral scheme. Above, period cornicing and a central ceiling rose reflect the building’s early life.

A bespoke kitchen is finished with a heavily veined matt granite worktop; a splash back of handcrafted chocolate brown zellige tiles add textual variety. Integrated appliances include an oven, dishwasher, a fridge-freezer and a washing machine. Corner bench seating with concealed storage has been cleverly designed to fit beneath a tall window that frames views across treetops.

In the hallway, a sliding pocket door leads through to a spacious bedroom with bespoke wardrobes and a dressing table. Full-width casement windows dressed with linen Roman blinds cast a beautiful light across the oak floors. The bathroom is similarly immaculate, with a stunning bespoke Viola marble basin and a shower finished with tiles from Mandarin Stone. A separate WC lies off the bathroom, with light entering from a small window.

The Area

Northolme Road is just off Highbury Park, next to Highbury Barn and a short stroll from Finsbury Park, Newington Green and Stoke Newington. Some of the best independent food shops and eateries in north London are found here, including Godfreys, a renowned free-range butcher, Bourne’s fishmongers, Da Mario Italian deli and the original branch of La Fromagerie. A handful of acclaimed neighbourhood restaurants are close by, including Farang, Top Cuvee, The Plimsoll, Primeur, Westerns Laundry and newly opened, Amalfi-inspired Giacco’s. We’ve written more about our recommendations in Highbury in our Journal.

The apartment is close to some of the city’s best parks. Clissold Park, Finsbury Park and Highbury Fields – all with tennis courts – are within easy walking distance. There are swimming pools at Highbury Fields and Clissold Leisure Centre, as well as outdoor swimming, sailing and kayaking in the beautiful West Reservoir.

The apartment is a 14-minute walk from Arsenal Station (Piccadilly Line), and 20 minutes from both Highbury and Islington (Victoria Line and Overground) and Finsbury Park (Victoria, Piccadilly and Network Rail) stations; Canonbury Overground is also nearby. Drayton Park Station is also close at hand with direct links into Old Street and the City. There are plenty of excellent bus routes in the area.
